Managing complex projects with a tight timeline and dealing with a wide variety of trades and professionals, natural and engaging leadership with a clear ability to motivate is essential. The job will entail client management and reporting so being an excellent communicator is paramount. Leading and managing process, reporting and co-ordination of works with the contracts managers, site managers and architects, this role will be pivotal in the successful delivery of this project.

In this role you will have overall responsibility for project delivery, client satisfaction, maximization of financial contribution and developing long-term income streams through consistently high levels of performance driving significant repeat business

Role

The key components of the role are set out below:

1. Health & Safety & Environmental
Assessing all risks on site
Preparing the company construction phase health and safety plan
Effective implementation of the Health and Safety Plan:
Reviewing and completing the appropriate parts of the On Site Manual on each visit to site
Assisting the Health & Safety Manager in the investigation of accidents and near misses
Making sure that all activities under your control are complimentary to the company’s policies and procedures on Health and Safety and the Environment
Managing the minimisation of waste on site and completion of Site Waste Management plans where appropriate

2. Professionalism & leadership
Developing strong long-term working relationships with all client and client-appointed contacts
Working with the quantity surveyor to make sure the company is ideally placed to maximise the work opportunities from each and every client
At all times acting in an appropriately professional and courteous manner when dealing with clients, colleagues, or subcontractors
At all times being non-confrontational with the client and always portraying the company in a positive light to anyone you are dealing with
Provide leadership and motivate site managers and staff that you come in contact with

3. Communication & teamwork
Liaising with the site manager and quantity surveyor continually on all project issues
Discussing all sub-contractor appointments with the quantity surveyor prior to placing orders in relation to cost, program, competence, resource
Working well with all other company personnel across all teams, to ensure the most effective and efficient outcomes for the company
Assisting the quantity surveyor with the preparation of final accounts
Updating the quantity surveyor with all variations from site weekly and inform of any cost issues with sub-contractors or clients
Updating directors with any appropriate issues as they arise
Proactively suggesting improvements to company procedures and working practices in relation to quality, health and safety, or efficiency

4. Quality & program
Overall responsibility for the completion of projects to program
Overall responsibility for the quality of the completed project as handed over to the client
Ensuring the timely delivery of O&M manuals to the client
Ensuring that all contractors engaged are competent and capable of delivering the required quality safely to the required timescales
Issuing of program and terms and conditions with all orders
Helping identify all long lead items and informing quantity surveyor immediately once project has been secured and ensuring all orders are placed in a timely manner to take account of any lead in issues
Liaison with the buying department re items delegated to them to procure re quality, suitability and timeliness

5. Financial & efficiency
Maximising contribution from jobs in the context of developing long-term income streams for the company, and long-term subcontract relationships
Effective reporting of project and future work information in monthly reporting
Effective management of Work In Progress.
Input into budgeting process

6. Contracts management

Responsible for the general level of client satisfaction with Portview as a company
To ensure the client is aware of the company’s full capabilities using business development and the directors to promote the company to the client.
Continual development of client opportunities from existing and potential work providers
Management of clients expectations
Liaison with and management of architects, consultants, and other relevant parties as necessary to deliver the project successfully
Providing master program for project and updating as necessary
Overall management of sub-contractors and suppliers
Management of site managers ensuring they fulfil all roles as requested
Ensuring the timely completion of all snagging
Managing the procurement of all materials and the setting up of subcontract packages
Managing the design team’s project involvement
Liaising with various teams and departments regarding selection and allocation of staff for current and upcoming projects
Management of estimating on own clients work
Continual development of subcontractor and supplier base and feedback on any sub-contractor performance
·Management of quantity surveyor including the timely submission of valuations and the payments to sub-contractors

  • Knowledge of building regulations, legislation and compliance
  • Contractual knowledge (JCT, NEC, D&B etc)
  • Current and appropriate site H&S card
  • Experience in delivering BREEAM
  • CDM / Principal Designer experience
  • Experience using file management systems, Procore, Conject, etc
  • High end fit out experience
